In House Underwriting

Our Underwriting Manager has over 20 years of experience and is committed to approving loans that make sense.  When we have a challenging case – she works with us to find a way to make the loan work.  We are in business to do loans – if we can find a way to make the loan, we will.

 

Appraisals

As you may know, to help make mortgage appraisals more fair and accurate, the Home Valuation Code of Conduct (HVCC) requires lenders to choose appraisers from a rotating roster. We think this rule is fine as far as it goes; but we also believe that not all appraisers are suited for evaluating home prices in the Metropolitan Washington Area market.

For maximum accuracy, our roster of appraisers all live and work in the local area, giving them better insight into the dynamics of housing prices that, in some cases, can change from block to block. Compare this approach to some other lenders who, to cut costs, use appraisers who live nowhere near the region, and use only general information on home prices and sales.

 

The bottom line?  We believe we help our clients get more fair and accurate appraisals.

 

Different types of lenders

Retail Lender – Loan Officers who work for companies like Wells Fargo, Bank of America, and BB&T are “Retail Loan Officers”.  They have access to only their company’s products.  They are restricted by their company’s underwriting overlays, and can only offer their company’s products/pricing.  Often these larger banks have centralized processing, underwriting, and closing – which means your loan officer loses control of the process; and they have a lot of overhead to price into their loans.

 

Broker – A broker is a 3rd party intermediary who works with clients to find a lender (Wells, BB&T, etc) who will take their loan.  The broker must submit the loan to the lender for processing, underwriting, closing.  Brokers have very little control over the process once they’ve submitted the client’s file. 

 

Correspondent Lender* – Think of correspondents as a hybrid of Retail and Broker.  We underwrite, process, and close in our name – the loan is then sold to a servicer (Wells/BB&T/Chase/Etc) after closing.  We have access to multiple investors on the secondary market; so we are able to shop for the best rate and terms for our client, while maintaining control over the file from Origination to Closing.
